PINNACLE DOWNTOWN TO HOST PALIO STREET FAIR TO INTRODUCE THE SIENA AT MONTCLAIR

MONTCLAIR, NJ, AUGUST 29, 2005 — Keeping with Italian tradition, Pinnacle Downtown and Kohl Partners will host a Palio street fair on Saturday, September 24, 2005 from 3 to 8 p.m. to introduce the public to their latest residential project, The Siena at Montclair. Named after Siena, a charming Tuscan city in Italy, the condominium complex is celebrating with Pinnacle and Kohl Partners’ its own version of the traditional Palio festival of Siena. Any proceeds from the event will benefit the Montclair EMS.

The Palio, which will be held at the northeast intersection of South Park and Church Streets in Montclair, New Jersey, will feature continuous onstage entertainment culminating in a performance by Jeff Golub and his jazz ensemble at 6:30 p.m. In addition to live music, the event will feature strolling entertainers in Renaissance costumes, street decorations, food provided by famed local Montclair restaurateurs and family activities.

Prospective buyers for the Siena, the one-of-a-kind, 101-unit luxury community with 40,000 square feet of boutique retail space including New York Sports Club, will be hosted at the VIP tent adjacent to the stage, where they can meet sales staff to learn more about the homes and the lifestyle. Sales are expected to commence sometime this fall.

The seven-floor facility will also feature ground level retail space, which will include a New York Sports Club.
